Risks of listing your home during relocation
Another option is to list your home with a real estate agent. When listing your home, majority of buyers will be applying for a mortgage and the house purchase will be subject to buyers home inspection as well as appraisal and financing going through.
The house will need to be neat and staged; your Realtor will recommend minor (or major) repairs before listing, such as paining, changing out carpet and doing cosmetical updates. It takes at least 30-45 days to sell a home on the open market, and most of the time 3-6 months are needed.
Once buyer makes an offer, and you accept, the buyer will order a home inspection. The issues the buyer finds will be re-negotiated during inspection; you may need to pay out of pocket to fix whatever the buyer has found. Appraisal will be ordered by the buyers lender and if the appraiser cites any ‘necessary repairs’, the seller has to fix those items prior to closing, requiring more cash out of pocket… Finally, ask you agent what percentage of sales fall apart on the 11th hour – quite a few transactions fall apart and the house goes back on the market due to the buyer not being able to qualify for a mortgage at the last minute. During time constraints of a relocation, this can be devastating.
